12 Months Out – Early Exploration

  • Reflect on your goals: Why are you downsizing? Lifestyle? Maintenance? Finances?
  • Discuss plans with your partner/family.
  • Start a “must-have” and “nice-to-have” list for your next home.
  • Get a home value estimate from a local realtor.
  • Research the current market in North Van and West Van.
  • Begin researching ideal downsizing locations (condos, townhomes, 55+ communities).
  • Create a downsizing folder (digital or physical) to store documents and notes.

6–8 Months Out – Planning + Light Action
Focus: Professional support, early prep

  • Meet with a trusted local realtor (like me!) for a personalized strategy.
  • Get a pre-sale home evaluation and walk-through for advice on upgrades.
  • Begin decluttering one room at a time — start with storage areas.
  • Look into estate sale, donation, and junk removal services.

  • Research moving companies and downsizing specialists.

3–4 Months Out – Ready the Home + Find the Next One
Focus: Action + preparation

  • Schedule minor repairs, painting, and touch-ups as advised.
  • Continue decluttering — be ruthless with non-essentials.
  • Begin packing non-daily items in clearly labeled boxes.
  • Narrow down your home search; tour suitable downsized homes.
  • Talk to your realtor about timing: buying first vs. selling first.
  • Begin organizing important paperwork: wills, property docs, financials.
  • Finalize who will help with the move (family, movers, cleaners).

1–2 Months Out – Listing & Moving Logistics
Focus: Marketing and transition

  • Deep clean the home or hire a cleaner.
  • Stage the home (either DIY or professional).
  • List your home for sale with professional marketing.
  • Book your movers and confirm moving day schedule.
  • Notify utility providers, service companies, and Canada Post of your upcoming move.
  • Finalize where you’re moving to, close on new property.
  • Start packing essentials and donation final round.

Final Weeks – Moving + Settling In
Focus: Letting go + starting fresh

  • Conduct final walk-through of old home with realtor.
  • Pack a “first-night” essentials box (clothes, toiletries, paperwork).
  • Confirm moving details and key handovers.
  • Move into your new home!
  • Take time to settle, rest, and explore your new neighbourhood.
  • Update your address on all important documents and accounts.
  • Celebrate! You did it.
